| What is the Condition of Irvine’s Housing Stock? Posted: 01 Mar 2012 04:00 AM PST In a previous post, I wrote about the Irvine city council’s most recent encounter with the California Housing Element. Since the housing element will be fundamental in determining what is built or not built in Irvine, I thought I would review the document. Following is part of what I found. Irvine’s housing element has many aspects, and one of these is a survey of the condition of Irvine’s housing stock. That is what I’ll look at today. The following information, which can be found in Irvine’s most recent housing element (2008-2014 Irvine Housing Element), is based on the 2008 Housing Conditions Survey. This survey focuses on seven areas in Irvine with high levels of older homes that were built before 1990. Therefore, not all Irvine neighborhoods are listed below. Note that much of the text found below is taken directly from the 2008-2014 Irvine Housing Element. Here is a map of the areas that are the focus of the survey: The grading system is as follows: A – Good: No visible factors of deterioration evident Area 1 – University Park, University Terrace, Parkside, Parkwood Apartments
Area 2 - Culverdale/Westpark
Area 3 - Orange Tree
Area 4 - Deerfield Apartments, Deerfield Park, The Ranch, California Homes, The Willows
Area 5 - Irvine Groves, College Park, Green Tree Park, The Colony, The Racquet Club
Area 6 - Woodbridge
Area 7 - Turtle Rock
Here is what the Irvine Housing Element says about the condition of affordable housing in Irvine:
And here is how the city is addressing housing that is in need of repair:
Planning for the Irvine’s next housing element, which will be in effect for eight years, is currently in process. The planning commission and city council will be discussing the new version this year and next. So stay tuned to see how Irvine’s new housing element compares to the current housing element. Discuss below or at Talk Irvine. |

Tom Ferry Partners with Zillow Zillow Partners With Tom Ferry on Product DevelopmentToday we announced in a press release, our new partnership with the very well known real estate coach, (and a personal friend of mine) Tom Ferry, who will be joining us as a consultant. Zillow develops numerous products that help real estate professionals grow their business and online presence, and Tom will be consulting on product development. I'm very excited to have Tom on board. "I've helped thousands of real estate professionals learn how to be more productive, eliminate stress and have more fun in their business, with technology as a key factor. So teaming up with Zillow was a no-brainer," says Tom. "There's no better way to impact how real estate agents leverage online marketing than working with the top online real estate technology company in the business." "As one of the most respected people in real estate, we are thrilled to have Tom's decades of experience as we develop and refine products and services for real estate professionals," said Greg Schwartz, Zillow's chief revenue officer. "For years, Zillow has provided the tools while Tom provided the training, so it made sense to join forces to give agents the best from both worlds." Please take a moment to congratulate Tom and stay tuned as the future path of product development gets carved out by Tom and our product development team. Lots of great things happening at Zillow right now, and more great stuff up ahead. Visit Tom's profile on ActiveRain or on his site at YourCoach.com.
