Mitchell S wanted to know in an email he sent me yesterday.

After reading my email yesterday he mentioned that he could follow the 4 step formula for getting to the next level BUT how was he to do this without funding. 

How was he suppose to make money in real estate if he did't have any money.

I remember back in 2003 when the same opportunity was presented to me. I liked the idea of real estate investing but I was broke and had terrible credit.

My preconceived notion was that I had to have good credit, to qualify for a loan, and a bunch of money, to put as a down payment.  

I didn't have either, so I thought I couldn't take advantage of the opportunity.  I thought you had to have money to make money in real estate…

BOY I WAS WRONG!

Thanks God I stopped for a second and didn't just brush off the message as a scam.   It scares me to think I almost did.

OK, so here's HOW you can make money in real estate using NO cash and never having your credit pulled.

Here's an example deal that I made $22,914 a couple weeks ago using no cash and no credit.

This is a HUD home that was listed for $181,800 and is a 4 bed 2 bath house located in North Phoenix.

I submitted a bid for $185,997 on Thursday and won ( yes I know, OVER list price but HUD blew it and I knew it)

I got the winning bid on Friday morning and that afternoon I sent an email out to a few buyers with a price of $209,000.

I had one of my buyers call me and commit to the purchase for full price.  He sent me the contract along with a non-refundable deposit of $2,500.

I filled out the HUD contract over the weekend and took $1,000 of the buyers $2,500 deposit and sent it to HUD the following Monday afternoon.

Escrow was opened with HUD which is the A to B.  A being HUD the seller and B being me as the buyer.  

Escrow was also open between me and my buyer which is the B to C.   B being me the seller and C being my buyer.

So far I have no money invested…

Now we have to close the deal and get paid.

Here's how this rolls…

1. My buyer brings in $209,000 plus closing cost to the closing table which covers our B to C purchase.
2. $185,997 plus closing costs is transferred to the A to B closing between HUD and myself.
3. The A to B closes using MY BUYERS funds.
4. The B to C closes same day.

The title company handles all the paperwork and funds along with processing the transaction.  Both the A to B and the B to C closed on the same day.

When the dust settled I received $22,914.  

I had NO money invested, my buyer brought in 100% of the funds and I walked away with a huge check.

You CAN do this…

…and you can do this repeatedly ans YES it works all over the country in every market.

What if you could do this 10 times over the next 12 months?

That's an extra $220,000!

This IS very possible,
